Who We Serve

Built for two kinds of customers.

Most of our work comes from people who own a property and people who manage many — different pace, different priorities, same standard of work.

HOMEOWNERS & LANDLORDS

For the property you live in — or rent out.

One-time and seasonal work: a full exterior repaint before you list, pressure washing before a family visit, a patch-and-paint after a repair. We scope it, price it in writing, and get it done on your timeline.

The Work

Seven services. One written estimate every time.

Every job starts the same way: we look at the property, tell you what it costs, and don't touch anything until you say go.

01 / 07 A painter rolling fresh paint onto an interior wall
01 — INTERIOR PAINTING

Rooms that feel finished, not just re-colored.

Clean cut lines, proper prep on every wall, and a color-matched finish that holds up. We protect floors and furniture, and we don't leave until the room is ready to live in — not just dry.

Typical job: $400 – $2,500 Best for: Homeowners, property managers
02 / 07 Two painters on ladders painting the exterior of a building
02 — EXTERIOR PAINTING

Built for Florida sun, humidity, and storms.

Central Florida's climate is hard on exterior paint — UV, mildew, and summer downpours all take a toll. We prep surfaces properly and use coatings rated for the conditions, so the job lasts through more than one season.

Typical job: $1,200 – $6,000 Best for: Homeowners, HOAs, small commercial
03 / 07 Contractor painting building exterior from a ladder — close up view
03 — PRESSURE WASHING

Years of grime, gone in an afternoon.

Driveways, walkways, siding, fences, and pool decks — Florida's humidity builds mold and mildew fast. We wash to the right pressure for each surface, so you get a clean finish without stripping paint or pitting concrete.

Typical job: $150 – $600 Best for: Homeowners, property managers, commercial
04 / 07 A pile of debris and junk cleared outside a property, ready for hauling
04 — PROPERTY CLEANUP

From cluttered or condemned to move-in ready.

Debris removal, hauling, and full property cleanouts for landlords, banks handling REO properties, and nonprofits preparing a space for use. We clear it, haul it, and leave the property ready for its next step.

Typical job: $250 – $1,200 Best for: Landlords, banks/REO, nonprofits
05 / 07 Empty rental room with hardwood floors and white walls, freshly prepared and ready to lease
05 — TURNOVER & MAKE-READY

Vacant to leasable, on your schedule.

Paint touch-ups, cleaning, minor repairs, and a final walkthrough — bundled into one visit so a unit is ready to list the moment the last tenant hands back the keys. Standard checklist and photos on every job.

Typical job: $300 – $1,500 Best for: Property managers, landlords
06 / 07 Hands applying plaster compound to a wall with trowels during a repair job
06 — DRYWALL PATCH & MINOR REPAIR

Fixed, sanded, and painted — you won't find the seam.

Holes, cracks, water damage, and dings from move-outs or everyday wear. We patch it, blend the texture, and paint to match so the repair disappears into the wall.

Typical job: $150 – $900 Best for: Homeowners, property managers
07 / 07 Crisp white striping on a freshly painted asphalt parking lot
07 — PARKING LOT LINE STRIPING

Crisp lines, correct spacing, done to code.

Fresh striping, ADA-compliant accessible spaces, fire lanes, and directional arrows for churches, small commercial lots, and nonprofit campuses. We lay it out right the first time.

Typical job: $500 – $3,000 Best for: Churches, small commercial, nonprofits
Also Available

Same crew, same truck — more you can ask for.

These ride along with the core seven whenever they fit the job — no separate trip, no separate crew. Ask when you request your estimate and we'll bundle what makes sense.

A note on scope: everything below is cosmetic, exterior, or non-structural work that doesn't require a Florida contractor license. Larger or structural work gets referred out to a licensed trade partner rather than taken on ourselves.
